DISCOVERY GATEWAY SPECTRUM (PHASE I)

Project Size and Information:
Discovery Gateway Spectrum I is a 25 unit R&D/Warehouse/
Assembly/Office condominium development located in Rye Canyon
Business Park within the Valencia Industrial Center. It is the only
new development of its kind in the Santa Clarita Valley marketplace
and offers small business owners a chance to own their own facility.
The condominiums are constructed in three seperate buildings and
include 2-story offices with floor to ceiling reflective glass. The
buildings are constructed of concrete tilt up, steel truss and an
insulated metal roof system. The facade of the buildings are
designed to appear as Class “A” office buildings and will compliment
a diverse array of business types, while the back approximate
two-third’s of the building can accomodate an array of uses such
as warehouse, manufacturing, assembly, design and more.

Unit Sizes:
Condominium sizes range from approximately 2,400 to 5,900
Square Feet. Condominiums can be combined to create larger
units up to approximately 46,000 Square Feet if needed.

Office Overview:
Each Discovery Gateway Spectrum I condominium unit offers a
two (2) story office area, that highlights a floor to ceiling reflective
glass treatment on each floor of the front of the building. Based
on the number of parking spaces included in the project, the office
area of each unit can accomodate up to a 35% office tenant
improvement buildout.

Parking:
All condominiums include a parking ratio of 2.5 parking spaces
per 1,000 Square Feet of building area.

Warehouse/R&D Area:
The warehouse area offers up to 24’ clear height, one grade level
loading door, one dock high loading door (in some units), a high
density .33/3,000 GPM Sprinkler System, and wall lights for
natural lighting. This area of each unit can be used for research
and development, light manufacturing, warehousing, distribution,
product development applications and a multitude of other uses.
