James Abbott
General Partner

James W. Abbott is a member of the HPC Management
Committee and is the owner and Executive Director of
Realty Advisory Group, Inc. (RAGI). He is also a partial owner
of ABD, and Walter-Abbott Corporation. James and Frank
Abbott are brothers.

In 1987, Mr. Abbott and his brother founded ABD. Mr. Abbott
was active in ABD while at Cushman & Wakefield of
California, Inc. (under full disclosure to and approval of C&W),
and was responsible for site selection, financing and marketing
of ABD properties. Mr. Abbott formed RAGI in 1995 as a
brokerage organization that would complement ABD.

From 1979 to 1995 Mr. Abbott held positions of increasing
responsibility with C&W, a worldwide. full-service real estate
company. From 1979 to 1991 he worked in downtown
Los Angeles with C&W's Los Angeles Industrial Technology
Group, which specialized in the sale and leasing of industrial
real estate. From 1991 to 1993 Mr. Abbott joined C&W's
San Fernando Valley Office as its branch manager.

In 1979 Mr. Abbott graduated from University of Southern
California's Marshall Business School with a Bachelor of
Science in finance and a concentration in real estate finance.
